around 5% year-over-year, with the average sale price

reaching $836,000.

Active listings have surged—63% more than last March

with about 1,980 homes available, signaling a shift

toward a more balanced market.

Homes are now taking roughly 18 days on market, well

below the national average of 36 days according to

NVAR.

What it means for you:

Buyers benefit from slightly less competition and more

choices, while sellers still see strong price performance but

preparation and pricing matter more than ever.
